Seattle, a city on Puget Sound in the Pacific Northwest, is surrounded by water, mountains and evergreen forests, and contains thousands of acres of parkland. Washington State&rsquo;s largest city, it&rsquo;s home to a large tech industry, with Microsoft and Amazon headquartered in its metropolitan area. The futuristic Space Needle, a 1962 World&rsquo;s Fair legacy, is its most iconic landmark.
Seattle has a history of boom-and-bust cycles, like many other cities near areas of extensive natural and mineral resources. Seattle has risen several times economically, then gone into precipitous decline, but it has typically used those periods to rebuild solid infrastructure.
The first such boom, covering the early years of the city, rode on the lumber industry. During this period the road now known as Yesler Way won the nickname "Skid Road," supposedly after the timber skidding down the hill to Henry Yesler's sawmill. The later dereliction of the area may be a possible origin for the term which later entered the wider American lexicon as Skid Row. Like much of the American West, Seattle saw numerous conflicts between labor and management, as well as ethnic tensions that culminated in the anti-Chinese riots of 1885&ndash;1886. This violence originated with unemployed whites who were determined to drive the Chinese from Seattle (anti-Chinese riots also occurred in Tacoma). In 1900, Asians were 4.2% of the population. Authorities declared martial law and federal troops arrived to put down the disorder.
Seattle had achieved sufficient economic success that when the Great Seattle Fire of 1889 destroyed the central business district, a far grander city-center rapidly emerged in its place. Finance company Washington Mutual, for example, was founded in the immediate wake of the fire. However, the Panic of 1893 hit Seattle hard.

Shoreline is a city in King County, Washington, United States. It is located between the city limits of Seattle and the Snohomish County border, approximately 9 miles (14 km) north of Downtown Seattle. As of the 2010 census, the population of Shoreline was 53,007, making it the 20th largest city in the state; by 2019, the population had risen to an estimated 57,027. Based on per capita income, one of the more reliable measures of affluence, Shoreline ranks 91st of 522 areas in the state of Washington to be ranked.

Edmonds is a city in Snohomish County, Washington, United States. It is located in the southwest corner of the county, facing Puget Sound and the Olympic Mountains to the west. The city is part of the Seattle metropolitan area and is located 15 miles (24 km) north of Seattle and 18 miles (29 km) southwest of Everett. With a population of 39,709 residents in the 2010 U.S. census, Edmonds is the third most populous city in the county. The estimated population in 2019 was 42,605. Edmonds was established in 1876 by logger George Brackett, who bought the land claim of an earlier settler. It was incorporated as a city in 1890, shortly before the arrival of the Great Northern Railway. Early residents of the city were employed by the shingle mills and logging companies that operated in the area until the 1950s. The hills surrounding Edmonds were developed into suburban bedroom communities in the mid-to-late 20th century and subsequently annexed into the city. Edmonds is a regional hub for the arts, with museums, specialized facilities, and major annual festivals within the city's downtown area. The city is connected to nearby areas by two state highways and the state ferry system, which operates a ferry route to Kingston on the Kitsap Peninsula. Public transit service in Edmonds is centered around the downtown train station, served by Amtrak and Sounder commuter trains, and includes several Community Transit bus routes that travel through outlying neighborhoods.

Lake Forest Park is a suburban city in King County, Washington, United, located northeast of Seattle. It was developed in the 20th century as a bedroom community with single-family housing on medium to large-sized lots. Less than 4% of the city's land is zoned commercial, largely concentrated in one location, and there are no industrial areas. The city is situated at the northwest end of Lake Washington along State Route 522, which provides connections to Seattle and Bothell. Lake Forest Park includes several parks and nature reserves, access to the Burke&ndash;Gilman Trail, and organized summer events. The population was 12,598 at the 2010 census.

Kirkland is a city in King County, Washington, United States. A suburb east of Seattle, its population was 93,010 in a 2019 census estimate, which made it the sixth largest city in the county and the thirteenth largest in the state. The city's downtown waterfront has restaurants, art galleries, a performing arts center, public parks, beaches, and a collection of public art, primarily bronze sculptures. Kirkland was the original home of the Seattle Seahawks; the NFL team's headquarters and training facility were located at the Lake Washington Shipyard (now Carillon Point) along Lake Washington for their first ten seasons (1976&ndash;85), then at nearby Northwest University through 2007. Warehouse chain Costco previously had its headquarters in Kirkland. While Costco is now headquartered in Issaquah, the city is the namesake of its "Kirkland Signature" store brand.

Lynnwood&nbsp;is a city in&nbsp;Snohomish County, Washington, United States. The city is part of the&nbsp;Seattle metropolitan area&nbsp;and is located 16 miles (26&nbsp;km) north of&nbsp;Seattle&nbsp;and 13 miles (21&nbsp;km) south of&nbsp;Everett, near the junction of&nbsp;Interstate 5&nbsp;and&nbsp;Interstate 405. It is the fourth-largest city in Snohomish County, with a population of 35,836 in the&nbsp;2010 U.S. census.
Lynnwood is a&nbsp;suburban&nbsp;bedroom community&nbsp;for Seattle, Everett and&nbsp;Bellevue. It has one of the largest concentrations of retailers in the region, anchored by the&nbsp;Alderwood Mall&nbsp;and businesses along major streets. The city also has a&nbsp;community college, a&nbsp;convention center, and a major&nbsp;transit center, located in the developing&nbsp;city center.
The Lynnwood area was logged and settled by&nbsp;homesteaders&nbsp;in the late 19th century and early 20th century, including the development of&nbsp;Alderwood Manor&nbsp;as a planned farming community. Lynnwood, named for the wife of a realtor, emerged in the late 1940s around the intersection of&nbsp;Highway 99&nbsp;and 196th Street Southwest. The city was&nbsp;incorporated&nbsp;on April 23, 1959, and grew into a suburban hub in the years following the completion of Interstate 5 and Interstate 405. Alderwood Mall opened in 1979 and spurred the transformation of eastern Lynnwood into a retail and office district.

Renton is a city in King County, Washington, and a suburb of Seattle. Situated 11 miles (18 km) southeast of downtown Seattle, Renton straddles the southeast shore of Lake Washington, at the mouth of the Cedar River. After a long history as an important salmon fishing area for Native Americans, Renton was first settled by people of European descent in the 1860s. Its early economy was based on coal mining, clay production, and timber export. Today, Renton is best known as the final assembly point for the Boeing 737 family of commercial airplanes, but it is also home to a growing number of well known manufacturing, technology, and healthcare organizations, including Boeing Commercial Airplanes Division, Paccar, Kaiser Permanente, IKEA, Providence Health &amp; Services, UW Medicine, and Wizards of the Coast. As of 2019, the population of Renton is estimated at 101,751,[6] up from 90,927 at the 2010 census. Renton is currently the eighth-largest city in Washington and the fourth-largest in King County. Since 2008, the National Football League's Seattle Seahawks have had a training facility in Renton, the Virginia Mason Athletic Center (VMAC), which is the second-largest facility in the NFL at 200,000 square feet (19,000 m2).

Bellevue is a city in Washington state, across Lake Washington from Seattle. Downtown Park has a large lawn, gardens and a waterfall. Nearby, the Bellevue Arts Museum features craft and design exhibitions, plus a sculpture garden. The Bellevue Botanical Garden highlights Pacific Northwest plants, and includes woodlands and wetlands. KidsQuest Children&rsquo;s Museum has interactive science, tech and art exhibitions.
Bellevue lies between&nbsp;Lake Washington&nbsp;to the west and the smaller&nbsp;Lake Sammamish&nbsp;to the east. Much of Bellevue is drained by the&nbsp;Kelsey Creek&nbsp;watershed, whose source is located in the Larsen Lake and&nbsp;Phantom Lake&nbsp;green belt&nbsp;and whose outlet is near where&nbsp;Interstate 90&nbsp;meets Lake Washington's eastern shore. The city is bisected by&nbsp;Interstate 405&nbsp;running north&ndash;south, and the southern portion is crossed from west to east by Interstate 90. The&nbsp;State Route 520&nbsp;freeway roughly delineates the upper reaches of Bellevue.
According to the&nbsp;United States Census Bureau, the city has a total area of 36.47 square miles (94.46&nbsp;km2), of which 31.97 square miles (82.80&nbsp;km2) is land and 4.50 square miles (11.65&nbsp;km2) is water. The city's name is derived from a&nbsp;French&nbsp;term for "beautiful view". Under favorable weather conditions, scenic vistas of the&nbsp;Olympic Mountains&nbsp;and&nbsp;Cascade Mountains can be viewed from hilltops (and strategically positioned high-rise buildings) within the incorporated city. South of I-90, the city continues up&nbsp;Cougar Mountain, at the top of which is an unincorporated King County location called Hilltop. To the west of Cougar Mountain, Bellevue includes the&nbsp;Coal Creek, Somerset, and&nbsp;<a href="\" title="Factoria, Bellevue">Factoria</a>&nbsp;neighborhoods.
Bellevue is bordered by the cities of&nbsp;Kirkland&nbsp;to the north and&nbsp;Redmond&nbsp;to the northeast along the&nbsp;Overlake&nbsp;and&nbsp;Crossroads&nbsp;neighborhoods. Across the short&nbsp;East Channel Bridge, I-90 connects Bellevue to&nbsp;Mercer Island&nbsp;to the southwest.&nbsp;Issaquah&nbsp;is to the east, down I-90 at the south end of Lake Sammamish. The city is bordered to the west by many affluent suburbs such as&nbsp;Medina,&nbsp;Clyde Hill,&nbsp;Hunts Point&nbsp;and&nbsp;Yarrow Point. The south end of Bellevue is bordered by the city of&nbsp;Renton, and to the southeast, the relatively recently incorporated city of&nbsp;Newcastle.

I met Justin over 10 years ago. My wife had used him to sell our condo in Tangletown. In that transaction he personally pressured washed the deck and staged the condo for resale in an extreme buyers’ market. He sold our condo for a good price in short order. 

So when it came time to sell our house in Green Lake it made sense for us to see if Justin would help us sell our house. At this time Justin introduced me to his brother Andrew as well. 

They took my home from renter occupied to market ready within a matter of weeks with very little support from my family. The prelisting preparation Justin and Andrew orchestrated helped maximize the value of our home, inside and out. It is not really the selling, but getting a house ready to sell that can be a lot of work. After evaluating our house, they lined up a punch-list of what needed to be done and put together a team to execute the work. They helped us manage that cost through their extensive network of contractors and by only recommending things that would significantly improve the likelihood of selling our house at the optimum price. 

What really sets these guys apart is their ability to manage everything that needed to be done; oak floor refinishing, touch-up painting, pressure washing, deck staining, the landscaping, sod, cleaning, photography, and staging … scheduling them, letting in the house, and checking to see that the work had been done correctly, etc… to get the house on the market in weeks. During the open houses, they were amazingly proactive with agents and clients that viewed the house and kept us in the loop every step of the way. Ours turned out to be a multiple offer situation and they helped us sort through the pros and cons of each offer. We would highly recommend this team when it comes time to sell or buy your next house.

I cannot recommend Larissa highly enough. I decided to sell my home of 23 years and was fortunate to have Larissa as my agent. Larissa and I sat down to discuss all aspects of putting the home on the market. Before our conversation I was really at a loss on what was the best way to proceed. My home hadn’t been updated and was showing its age. Larissa explained the current market and recommended I consider a several updates to get the most value from our sale. She impressed me so much with her knowledge and approach that I asked if she could manage the remodel process. I left every decision up to her judgement. She decided on what I spent money on and what I didn’t. Her communication throughout the process was amazing and she documented every detail. She was also extremely frugal with my money. Larissa used her incredible network to get all the work done in an incredibly short time (2 months). We ended up painting the entire interior, replacing all the floors, rebuilding the deck, a complete kitchen remodel and a bit more. The transformation was absolutely stunning. The result was after a 10% investment, the house sold with multiple offers and went for 56% (I’m not kidding) more than I had hoped before the remodel. I was even a little worried that we were listing it for too high a number, but I trusted Larissa throughout the whole process and wasn’t going to stop at the end. Our experience with Lara surpassed all of our expectations. If I could give her a higher rating, I would. My 94 year old mom recently passed and we decided our family home of 66 years needed new owners. We interviewed a couple of other agents but once we interviewed Lara our decision was made. Her knowledge of the area and the local market was incredible, she was very up front and honest on why she priced the house as she did and during the sale process, she was spot on. Not only did she hand hold us through the process, she went above and beyond to assist with providing contractors, removing unused furniture and doing some painting and touch up herself. Amazing! She staged the home to the point we didn't recognize it and invited all the neighbors around to the open house. We had an offer within a week and the entire sale process went flawless. Brie was an awesome Realtor for me and my family. She was able to manage our expectations on how to navigate purchasing a home in such a crazy market.
